Special Notice to All Texans Regarding Multifamily Application Notifications
TDHCA learned recently that a group under the letterhead Notifications for Texans, LLC, has been sending notices to local residents about potential housing tax credit developments. Please be advised that TDHCA has no affiliation with Notifications for Texans, LLC, and no participation whatsoever in the sending of these notices.
TDHCA wants all Texans to know that in accordance with state law and the Department’s rules there are already significant protections in place to ensure that affected persons are afforded an opportunity to have input. The Qualified Allocation Plan under which tax credits are awarded establishes a competitive process. Because there are enough credits to assist only a small portion of the applicant pool, there is tremendous competition across the state. Applicants seek all available “points.” Expressions of local support – through letters from neighborhood organizations, through local government support, and through support from state senators or representatives – are a very significant part of the application’s total score. Applicants are required to notify these groups in order to ensure that they are given an opportunity to weigh in. Furthermore, the Department always provides an opportunity for members of the public to comment on proposed actions relating to any award.
